Developers submit proposals for former Foxboro fire station/funeral home site - The Sun Chronicle
Mar 17, 2019FOXBORO — Buoyed by a streamlined application process and girded by growing momentum to invest in downtown Foxboro, four developers submitted proposals for the former fire station/Keating Funeral Home properties.In accordance with a redevelopment vision outlined by town officials in bid documents released last month, all four proposals consist of a mixed-use concept that marries residential units and a restaurant/pub on the half-acre property overlooking the Common rotary.The four bidders who submitted proposals by the Feb. 15 deadline included:Crugnale Properties, LLC of Mansfield;Gibson Corner Realty Trust of Foxboro;Douglas A. King Builders Inc. of North Easton;MPZ Development LLC of Milton/Traggorth Companies LLC of Boston.Gibson Corner Realty submitted the lowest bid of $250,00; Douglas King Builders bid $405,000 for the combined properties, and the other two applicants each bid $400,000 — the minimum price established by the town.However, one of the bids, by Crugnale Properties, LLC of Mansfield, ended up being disqualified.Unlike an auction proceeding, the town is not obligated to accept the highest bid, and is expected to evaluate each proposal with an eye toward other factors such as architecture and design, projected timeline, and the developer’s experience in dealing with similar projects.Great responseIn announcing the development proposals on Feb. 15, Town Manager William Keegan was enthusiastic about both the quality and number of them.“There was general agreement among those present (for the bid openings) that the quality of the bids was very high and reflective of the vision that has been discussed for the future development of these properties,” Keegan stated. “Obviously, this was an important step forward in redevelopment efforts for the downtown.”By Feb. 19, however, Keegan said the Crugnale proposal may have omitted information called for in the bid specifications and that bid was eventually disqualified.
